Don't Forget Yourself When Caring for Someone with a Mood Disorder

When you care about someone suffering from a mood disorder, taking care of yourself can be a challenge. Mood disorders run the gamut from chronic and clinical depression to panic disorders and bi-polar disorder. In addition to the stress of caregiving, family members have the added burden of trying to avoid the "isolation factor" that is part and parcel of mental illness. It's easy to see how this happens. Caregivers often believe nobody knows how they feel, or that things will never be ok. When you do have a morsel of time, you may be too down, feeling unsocial, or even tired to do the things you enjoy. Sometimes your only option is socializing with the person affected by mental illness, which may not feel like much of a restful break.

Since mental illnesses can be both chronic and cyclical, it is important to be kind to yourself, as the caring family member. You need to take care of yourself whenever you can and even when you think you can't. "Self Care" is a phrase widely used by personal coaches and refers to making your "self" a priority. This can be challenging for caregivers who frequently forget themselves as they care for the ill person. Caregivers especially, are prone to thinking of themselves as an afterthought, if at all. Neglecting yourself over time can resul21EEt in adverse consequences for the caregiver, including burnout, shame, increased stress, and anger, in addition to isolation. Being proactive to stay well is important to avoiding these consequences even if the ways you express self care are minimal, they add up to keep you healthy. Here are some ideas for taking time for your "self," to help you to keep on giving.

1. Relax your mind. For some people it might be listening to music, or meditation tapes, or even a book on tape (since reading may take more energy). You may want to purchase an MP3 player that allows you to manage the tapes easier than a traditional CD player. One of my favorite artists is Steve Halpern, who puts together some wonderfully relaxing music that I play from my computer or pop into the MP3 or CD player.

2. Relax your body. Massage, Reiki, facials, hot stone treatments -- the list is endless. Try something new or go with an old stand-by. While it may feel like an overwhelming task, the simple act of making and keeping the appointment that's just about you will be well worth the effort. If you just can't get away, simple breathing meditations can bring deep relaxation.

3. Seek out your (funniest) friends. Staying connected with your friends is an essential form of self care. Friends know and accept our story, and help keep us going. Even if it is an effort, stay in touch and make plans to get together. It's no secret how therapeutic laughing can be -- so pick your funniest friends!! Or take in a funny movie together even if you don't feel like laughing. It can be wonderfully contagious.

4. Take a break. "Respite" from your caregiving commitment can be invaluable. If money is not an extreme issue, try to get away even if only for a complete day and overnight retreat. There are wonderful places that cater to soulful restoration. Go alone or with a friend. But make a plan and stick by it. If you're like me, once I "get there" I'm so glad I did!

How To Avoid Probate With Estate Planning

When "The King," Elvis Presley died in 1977, his estate was worth an estimated $10 million dollars. Then came probate. After all the fees: legal, appraisal, executor's fees, and estate tax, the Presley estate was reduced to a paltry $3 million dollars. What happened to approximately 73 percent of Elvis' estate? The answer is simple: probate.

So, what is probate? Probate is the process of clearing a will as either valid or invalid and making sure that no one has a challenge against it. Probate also clears the estate of all debt, by paying creditors against the estate. All of this goes through a sometimes very lengthy court process, which can take a lot of money away from the estate. Whether or not a person has a will when he dies or not, the estate must go through probate.

There are ways to avoid some of the pitfalls of the probate process. One of the best ways is to establish a trust. If assets and property are in a trust, they do not have to pass through the probate court and can go directly to the beneficiary, relatively quickly. These assets also can be protected from creditors against the estate by using a trust.

You can also protect your assets from probate costs by regularly updating the beneficiaries to your 401K, IRAs, or life insurance policies. If you will update the beneficiaries regularly, then you can avoid unwanted inheritances, because these designations are not subject to probate.

But these two aren't your only options. You can also choose own property with someone else. If you own something with someone else and anything were to happen to you, the property would automatically pass to the survivor. Some banks also allow you to set up a Transfer on Death (TOD) account, where you can name a beneficiary to your personal banking accounts. Upon death, the accounts would automatically transfer to the person you named.

Another option to avoiding probate pitfalls is to give your assets away to your relatives while you are still alive. You can gift your relatives with the maximum tax-free amount ($11,000 in 2005.) By giving away your assets, you reduce the amount of property that has to pass through probate upon your death.

If you properly plan your estate with the help of an estate planning attorney or other financial professional, you can decrease probate costs greatly. There are not many people who like to think about what will happen when they leave this earth, however the thought of family and friends not getting what you leave to them is distressing also. A little planning ahead of time could save your beneficiaries a lot of money in the end. Elvis Presley's estate was obviously neglected and his untimely death costs his daughter and other beneficiaries millions of dollars. A Review of the Kirby Income Opportunity

Everyone knows of Kirby Vacuums. They are well known, not only for their vacuum but the way they are marketed. They have been under a great deal of scrutiny, but their methods have worked. They have been and still are the most durable and popular vacuum on the market for decades.

The Kirby Company has been manufacturing vacuum cleaners and their accessories since 1914. They are based in Cleveland, Ohio and are a subsidiary of the Scott Fetzer Company.

Jim Kirby designed the first Kirby Vacuum right after WWI. In 1907 he developed the first vacuum that pushed dirty air into a cloth bag and filtered out the dirt. The salesmen go door to door, never knowing what kind of reaction they will get. Most people don't like solicitors and would prefer to have an appointment.

Their sales procedures are considered a bit hard sell and there have been a few allegations put out there that the sales reps are advised to target seniors who have a harder time refusing door to door salesmen. The older generation were raised with the door to door salesmen, such as the Fuller Brush Man, or the shoe salesman, and of course the Kirby having been marketed in this manner since the beginning.

Even with the controversial sales techniques, they are a company that stands behind their product. They are also very expensive, but they will last over the customer's lifetime. I need to mention that there are a few salesmen that have been known to claim a lifetime warranty on the Kirby vacuum. There has never been a lifetime warranty, but there is a 3-year warranty and a lifetime factory rebuild plan. The rebuild plan can be used anytime, but the customer is responsible for sending it to the company to have it rebuilt. This service will include a fee.

This company provides a business opportunity for those who don't mind selling door to door. They offer some incentives to help their distributors, which are mainly young men that are still going to college. They do not require any investment to become a distributor and there is free sales training. With your sales, you are able to earn cash, trips and even cars.

To be a sales rep in this business you have to be pretty tough and be able to take quite a bit of rejection. You will be spending at least an hour to 2 hours doing your presentation and may not make the sale. But if you don't, you usually are able to leave with some referrals for future contact.

Your sales commission will be based upon the profit margin between your cost and the price you are selling it for. A family member sold Kirby vacuums and ended up owing it because he was not able to sell them unless he sold them below his cost. Not a profitable business for him in the least.

How To Choose A House Plan - Part 8 of 10

If you're not yet giving much thought to how much energy your new house is going to use, and how much it's going to waste, then it's time you started. It should be one of your top priorities - if for no other reason than your own pocketbook.

Energy used for heating and cooling homes is going to continue to get more expensive and as we've seen recently, world politics can quickly and dramatically affect your access to cheap energy.

I'll get to the part about house plans in a minute, but first...

A Little History

This isn't the first energy crunch we've had. In the 1970's - when I was a college student studying Environmental Design - world events conspired to create an American energy crisis. It was an interesting time to study Architecture, because the buildings we designed were required to respond to the environment - to use natural energy sources as much as possible.

The homes we created used technology and inventive design to give them form - we designed solar homes, earth-sheltered homes, thermal-mass homes, and other types in a wide variety of shapes and sizes. They collected heat from the sun and the ground and held it inside as long as possible. They blocked excessive solar radiation with deep overhangs and shading devices, and they were very carefully oriented to the angle of the sun and prevailing winds.

Sure they looked a little weird (some were downright ugly) but we designed homes that stayed warm in the winter and cool in the summer and used almost no energy at all.

A Little More History

But then in the 1980s energy got cheap again, and everybody forgot about low-energy homes (see I told you - just a little more history).

Where We Are Now

Fast-forward to the twenty-first century and suddenly energy is on the front page again. And again homes are responding to pressure to reduce energy usage, but in a curiously different way - through envelope and mechanical technologies.

Envelope Technology

The "envelope" of your home is its wrapper - the roof, walls, windows, and foundation. It's what keeps the outside out. There was a time when heat flowed rather freely through the envelope; windows were single-pane thickness and walls and roofs had little or no insulation.

Today, wall and roof assemblies can be very high-tech. New types of insulation, sheathing, and siding slow heat flow to a crawl. Infiltration barriers (Tyvek, Typar for example) stop excessive water vapor migration and seal the outside more tightly than ever. Houses can be sealed so tightly in fact, the trapped moisture can accelerate mold growth (that's a subject for another time).

Windows and doors have also gone light-years beyond the old wood-framed putty-glazed sashes of the early twentieth century. Windows today are offered with multiple panes of glass sealed together to create an insulating layer within; often that "airspace" is filled with inert Argon gas - which has a higher resistance to heat transmission than air.

The framing of the windows is far better sealed, and the installation methods are much improved. Even plain old glass isn't what it used to be - now it's coated with a microscopic layer that allows sunlight in, but block Ultraviolet rays and keeps heat from escaping.

Other high-tech wall technologies include ICFs (Insulated Concrete Forms), and SIPs (Structural Insulated Panels).

Mechanical Technology

The other area of big change is mechanical technology, including groundwater-source heating and cooling systems, active solar collection panels, and on-demand water heaters.

Furnaces, heat pumps, heat exchanges, boilers, and air conditioners are more efficient that ever and work hard to squeeze every BTU of energy out of the fuels they use. And sophisticated computer control systems manage the distribution of heat throughout the house.

Envelope technology and mechanical technology are two good ways to make any house plan more energy efficient. High-technology energy management systems can be added to any house plan, and most plans can be easily modified to include the latest in envelope technology. Some house plan sites even sell versions of their plans with ICF wall detailing already included.

Take advantage of high-tech energy-saving technologies wherever you can. With increasing energy costs, more sophisticated systems will be paid for with savings in fuel usage.

But envelope and mechanical technologies aren't the only way to create a more energy-efficient home. "Back in the day" we did it with old-fashioned good design - by paying attention to solar orientation, window quantity and location, and house shape and size. An Architect or a qualified Residential Designer can help you choose and/or modify a house plan to better fit your concerns with energy usage.

So choose carefully - a good looking house isn't necessarily an energy-efficient one.

Parents Take Charge With Love

I believe that love is already in charge of your child. Love rules the universe. Everything that happens, happens FOR us, provides us with the support and opportunity we need to live more with love.

To be in charge of your child, be in love with your child. Parent in a loving mode. When love is what you express from your heart, through your thoughts, speech, and actions, you align with the greater power of love, and that makes you in charge.

Truly taking charge in your relationship with your child begins with taking charge of yourself first. When your child can make you react with anger and stress, your child is in charge, and not in a good way.

Being in charge of yourself means that you can choose your responses strategically instead of having to react habitually, emotionally, blindly when you don't get your way.

Taking charge of yourself begins with taking total responsibility for your reactions to your child's actions. If you blame your child for how you react, you make your child responsible for your behavior, which provides your child with no real leadership. Additionally, when your reaction causes you to feel angry, frustrated, unhappy, or powerless, you then feel and act like a victim of your child's behavior. Your child picks up on this and treats you with less respect.

Let me suggest a subtle shift in your thinking that creates a major change. Rather than thinking of your reaction to your child's actions as a result of your child's behavior, think of your reactions as a cause of your child's behavior. Because how you react to your child influences how your child thinks, feels, and acts. This slight shift in perspective empowers you to choose loving responses in line with what you really want to accomplish with your child. It places you in charge in with love.

Taking charge of yourself first makes nature your parenting ally. Because nature programs children to do as you do and to say as you say, your child automatically improves his or her level of self-control and self-direction as you improve yours. So, never discipline a child using a behavior you don't want the child to repeat, because nature has programmed your child to repeat it.

You don't have to parent with anger and stress, impatience and frustration, disapproval and disappointment. You don't have to raise your voice, argue, endlessly repeat yourself, harshly criticize and complain. You don't have to hit, lose your temper, or just give up in disgust. Those painful modes of parenting represent choices that you make, choices that make you and your child miserable.

You can parent most effectively in a mode of loving peace and poise, which is the mode you really want to parent in anyway. In loving peace and poise you parent in your most resourceful state. You can think more clearly, exercise better judgment, come up with creative solutions, relate with more understanding, respond more constructively. When you lose your center of loving peace and poise, you lose your power to parent effectively. You continue repeating the same old painful, disturbing reactions, while hopelessly hoping for a better result.

Parenting with more loving peace and poise takes exercise. As you practice it in the face of every parenting challenge, your "muscle" of self-control gradually strengthens. In time, it will grow stronger than your child's power to disturb you. That makes you in charge.

Bear in mind that no approach to sane parenting gives you absolute power over your child's behavior. Sometimes the best you can do is to exercise your self-control while your child appears beyond your control. But if you persist in your commitment to being in charge with love, and without anger or stress, you will gradually find your ability to lead your child improving as your child demonstrates better leadership of himself and herself.

It might help you to think about it this way: When you lose your loving peace and poise, you lose your power to produce the positive results you really want with your children. The more you practice parenting in a mode of loving peace and poise, the more that you find that it really works.

Commercial 30 Year Fixed, What is it?

A new commercial loan program that is similar to the traditional residential 30 year fixed. Loan is fully amortizing over 30 years and the rate is fixed for the entire term.

Relatively new to the industry, this loan program is turning heads. Primary benefit is obvious, knowing that you do not have to worry about future rate increases. Other less well know benefits include ability to pay down loan by 20% per year, 90% financing on purchases for owner occupants and rates/fees right in line with traditional loans.

As a comparison, traditional loans are fixed for 5 years and amortized over 20 years. At the end of the 5 years the loan balloons and rate is reset at market conditions.

How? And why havent I heard of it before?

The evolving commercial secondary market is the source of this loan program (and others). Historically, banks originated and funded loans basically with their own money, primarily from deposits. They were (and still are) at direct risk of losing that capital should the borrower default on the loan.

The secondary market is different than the traditional system. Loans are instead pooled together creating greater diversification and thus less risk for the entities holding onto the loans (like insurance companies/pension funds). Pools are typically in the $100s of millions, comprised of 100s of individual loans spread out geographically and by different building types.

This diversification is one of the fundamentally differences, that enable major instructional lenders to create and underwrite loans outside of the norm.

What are the negatives?

Few. Prepayment penalties are slightly higher than traditional loans and rates can be higher on high loan to value scenarios. Although this is not a solid comparison, most bank financing only goes to 80% loan to value vs. 90% loan to value on this loan.

When we are experiencing the battle of the bulge, we tend to go on yet another diet. We often look for an easy diet plan to follow. Heres the thing though, once we get off it, we find ourselves right back to where we started. The weight comes creeping back and then some.

I am not a big fan of the word diet just because of the negative connotations that come to mind when we think of the actual dieting partirritability, hunger pangs, cravings. But by following a few simple steps we can make it a life choice and never have to utter the word diet again.

There are lots of gurus out there that will tell you to do this, take that, follow their easy diet plan and in no time youll have a ripped midsection and be kicking sand into someone elses face. Fact of the matter is, sometimes they dont work and the only thing you lose is money.

Here is my seven-step easy diet plan you can follow that will reap tons of benefits the more you practice them. Follow this easy diet plan and you will start shedding the pounds, but more importantly you will keep it off.

1.Eat 5-6 smaller meals. Instead of two to three large meals, eating more frequently speeds up your metabolism, which means more weight loss.

2.Make healthier choices when eating out. More and more restaurants are making it easier to eat out and eat healthy. Get a garden burger instead of the2 pound Angus beef or get a side salad instead of fries. Or be even crazier and eat a large salad altogether!

3.Drink more water. Your body retains water when you dont get too much of it, which means more water weight. Drink more water and it adapts as such.

4.Make your own meals. Often when we buy meals from a lunch wagon or fast food joint, we have no idea how much fat, sodium and carbohydrates. Preparing your own meal is not only cheaper, but you can control the amount of fat and salt that goes into it.

5.Exercise. Even if its walking the dog after dinner, you must engage in some form of physical activity on a regular basis. Doing so burn more calories, which in turn burns off the weight.

6.Take the stairs. Youll be amazed how many extra calories you can burn off by taking the stairs instead of the elevator.

7.Eat less processed foods. In one can of soup or microwave meal you will typically find almost a days RDA of sodium. Choose raw veggies and whole grain breads over their fatty and salt laden counterparts.

This is not an indictment against any unique class of people. Lets face it, sooner or later virtually all commercial real estate Buyers become commercial real estate Sellers. It is simply a recognition of an odd twist that occurs in the mindset of many commercial real estate investors when the tables are turned and they become Sellers instead of Buyers.

Generally, once a Seller has made the decision to "sell", most Sellers want to move ahead with as little pain and delay as possible. Right?

What typically happens? The Seller finds a commercial real estate broker and lists the property. Once the Seller receives a letter of intent or contract offer, the Seller contacts its attorney to prepare or review the contract. The contract is virtually always subject to a "due diligence review" period during which the Buyer is to investigate the property to determine whether it satisfies Buyer's use or investment criteria. The contract invariably includes a variety of "Seller deliveries": a title commitment; copies of documents of record; ALTA survey; a rent roll; copies of leases; service contracts; etc. etc. etc.

So, what does the typical Seller do?

Often, the Seller waits until the contract is fully executed before ordering title, obtaining copies of documents of record, compiling leases, ordering a Survey, and gathering other required Seller deliveries.

Worse, many Seller's adopt the attitude that: "Buyer's financing and due diligence is Buyer's problem leave me out of it."

While it is certainly true that Buyer's financing and due diligence is the responsibility of the Buyer, it is also true that much of the information a Buyer needs must be obtained from the Seller. If the Buyer is delayed or obstructed in obtaining necessary information it will be delayed in performing its due diligence review and unable to satisfy necessary conditions for financing. Even if the contract is "not contingent on financing", the practical reality in most cases - is that if financing is not obtained the transaction will not Close. Failure to take reasonable steps to facilitate Buyer's due diligence and financing, then, ultimately becomes the "Seller's problem.

What SHOULD a Seller do?

Sellers should become proactive instead of reactive.

Instead of waiting until a letter or intent is received or a contract is signed before compiling information a Buyer will almost certainly need, a Seller should compile the information a Buyer will need as soon as the Seller decides to sell.

How does Seller know what the Buyer will need? Interesting question. When the Seller was a Buyer, he/she knew exactly what a Buyer needed to evaluate the property, get financing, and Close. Still, even if amnesia has set in, what a Buyer needs is fairly predictable. [See my article "10 Things Every Buyer Needs to Close a Commercial Real Estate Loan".]

If you are a Seller and are, indeed, committed to selling your property, sooner or later you are going to be called upon to deliver at least the typical Seller deliveries. Sooner is better than later. It will speed up the due diligence process and enable the Buyer to determine at the earliest possible date whether there are obstacles to Closing.

Once gathered, the Seller Deliveries should be bound in a "Due Diligence Binder" for distribution to interested Buyers.

It will typically expedite the transaction if the Due Diligence Binder is delivered to the Buyer when the Buyer is first seriously considering purchase of a property even before the purchase contract is drafted. If, in fact, conditions do exist that prevent a Buyer from proceeding to Closing, it is in Sellers interest to find out now rather than later so the property can be kept on the market and made available to a Buyer who may be in a position to proceed.

Certainly, Seller may require a prospective Buyer to sign a Confidentiality, Non-Use and Non-Disclosure Agreement as a condition to receiving the Due Diligence Binder if the Seller feels this is desirable.

If the documents are voluminous (such as if the property is a large shopping center, office building or mixed use development with many tenants), an alternative is the establishment of a so-called "war room" where copies of all the documents are maintained and can be made readily available for inspection by prospective Buyers. Even then, all title related documents should be compiled in a Due Diligence Binder for ready review by Buyers attorney.

What should the Due Diligence Binder or war room include? At a minimum, it should include the following:

1.Current Commitment for Title Insurance

2.Copies of all documents of record referred to in the Commitment for Title Insurance which will remain on Schedule B of the Commitment of Title Insurance after Closing (i.e. easements, restrictions, covenants, etc.)

3.Current real estate tax bill(s)

4.A current ALTA Survey showing all improvements as currently exist, ideally including items 1 through 4, 6, 7(a), 7(b)(1), 8 through 11(a) and 14 from Table A of the Optional Survey Requirements for ALTA Surveys.

5.If the property is income producing, operating statements for the past 3 years, a Rent Roll and copies of all leases, licenses and concessions. [Don't forget about cell-tower leases and billboard or sign leases, and parking leases.]

6.A schedule of any personal property to be included.

7.If the property is an out-lot or otherwise part of a larger whole and is required to participate in payment of common area maintenance (CAM) charges, copies of invoices and CAM charge breakdowns for at least the past 2 years.

8.Service contracts (for elevator, fire/sprinkler maintenance, scavenger, snow removal and landscaping, security, etc.).

9.Any available environmental site assessment reports (Phase I and Phase 2) and, certainly, any NFR letters or governmental notices relating to environmental issues.

10.Blueprints, building plans, site plans, schematics, soil compaction test reports, structural reports, roof warranties and other information relating to existing improvements.

To the extent practical, a Seller should compile all information in its possession or control that Seller would reasonably want to see if it were a Buyer conducting its own due diligence review to decide whether to purchase the property. [Ask for a copy of my January 2006 article: Due Diligence Checklists for Commercial Real Estate Transactions].

If you are a REALLY bold Seller, you might even consider preparing and including with the Due Diligence Binder a bare-boned but workable form of Purchase Agreement you would be willing to accept if tendered with an acceptable purchase price from a qualified Buyer.

Of course, to be a PERFECT SELLER, you need to understand the issues presented by the Due Diligence Binders contents, especially as they relate to access, use and financing, and be prepared to work with the Buyer to resolve problematic issues to get the transaction to Closing.

SELLER RESISTANCE:

Sellers are sometimes reluctant to voluntarily offer this information up front. Why? There are four common reasons.

1.Some Sellers think they should not volunteer anything. That maybe the Buyer will forget to ask for that one document that reveals a defect, thereby enabling the Seller to "get away with" selling the property without addressing the issue.

If this is the thinking, it is nave and short sighted. What is more likely to happen is that the Buyer will discover the defect during its due diligence investigation and will either terminate the transaction or demand a significant price concession under the threat of contract termination.

On the other hand, it has been my experience that if the defect is disclosed at the outset, when the Buyer is enthusiastically formulating the project concept, resolution of the issue may be factored into the Buyers' development plan and never again become a major transaction issue.

2Another reason I hear is that the Seller does not wish to prematurely spend the money to put the due diligence materials together in case transaction falls apart. The Seller is concerned with wasting money.

My response to this is two-fold: i) If the Seller is committed to Selling the property, the expenditure is not wasted even if the current transaction fails because most of the information will be useful when the next Buyer comes along; and ii) the benefit of facilitating Buyer's due diligence and accelerating Closing will often far exceed the carrying cost of compiling this information in advance. Besides, the sooner you can get to Closing, the more likely the transaction is to close.

3.A variation of the "money" theme is the notion that once a Buyer spends large amounts of money performing due diligence the Buyer becomes committed to the deal and is more likely to Close. This may occasionally be true, but experience shows that most Buyers will walk away rather than throw good money away chasing a bad deal. The result is that the property may then need to go back on the market to start from square one. If this happens more than once, the property may gain an reputation as a "problem property", thereby depressing its value in the marketplace.

4.The best reason I hear (usually from other lawyers) is that volunteering this information risks exposing Seller to liability on a theory of Seller implicitly warranting the accuracy of the contents of the Due Diligence Binder.

My response is that it only takes a little bit of creative draftsmanship to mitigate this risk. Further, preparing and offering a well-constructed Due Diligence Binder documents Sellers deliveries and positions the Seller to avoid most contractual warranties, thereby reducing Sellers exposure to liability.

WHAT ARE THE ADVANTAGES TO SELLER?

If you are a Seller of Commercial or Industrial Real Estate and conscientiously follow the recommendations outlined above, your transaction will proceed more smoothly and quickly, the likelihood of Closing will increase, and you will save money by avoiding the need to renegotiate issues that should have been addressed at the outset of the transaction.

To be sure, other issues will arise. They always do. But your chances of proceeding to Closing on-time and on-budget will greatly increase if you make the effort to be as close to a Perfect Seller as possible.

Parents Take Charge With Love

I believe that love is already in charge of your child. Love rules the universe. Everything that happens, happens FOR us, provides us with the support and opportunity we need to live more with love.

To be in charge of your child, be in love with your child. Parent in a loving mode. When love is what you express from your heart, through your thoughts, speech, and actions, you align with the greater power of love, and that makes you in charge.

Truly taking charge in your relationship with your child begins with taking charge of yourself first. When your child can make you react with anger and stress, your child is in charge, and not in a good way.

Being in charge of yourself means that you can choose your responses strategically instead of having to react habitually, emotionally, blindly when you don't get your way.

Taking charge of yourself begins with taking total responsibility for your reactions to your child's actions. If you blame your child for how you react, you make your child responsible for your behavior, which provides your child with no real leadership. Additionally, when your reaction causes you to feel angry, frustrated, unhappy, or powerless, you then feel and act like a victim of your child's behavior. Your child picks up on this and treats you with less respect.

Let me suggest a subtle shift in your thinking that creates a major change. Rather than thinking of your reaction to your child's actions as a result of your child's behavior, think of your reactions as a cause of your child's behavior. Because how you react to your child influences how your child thinks, feels, and acts. This slight shift in perspective empowers you to choose loving responses in line with what you really want to accomplish with your child. It places you in charge in with love.

Taking charge of yourself first makes nature your parenting ally. Because nature programs children to do as you do and to say as you say, your child automatically improves his or her level of self-control and self-direction as you improve yours. So, never discipline a child using a behavior you don't want the child to repeat, because nature has programmed your child to repeat it.

You don't have to parent with anger and stress, impatience and frustration, disapproval and disappointment. You don't have to raise your voice, argue, endlessly repeat yourself, harshly criticize and complain. You don't have to hit, lose your temper, or just give up in disgust. Those painful modes of parenting represent choices that you make, choices that make you and your child miserable.

You can parent most effectively in a mode of loving peace and poise, which is the mode you really want to parent in anyway. In loving peace and poise you parent in your most resourceful state. You can think more clearly, exercise better judgment, come up with creative solutions, relate with more understanding, respond more constructively. When you lose your center of loving peace and poise, you lose your power to parent effectively. You continue repeating the same old painful, disturbing reactions, while hopelessly hoping for a better result.

Parenting with more loving peace and poise takes exercise. As you practice it in the face of every parenting challenge, your "muscle" of self-control gradually strengthens. In time, it will grow stronger than your child's power to disturb you. That makes you in charge.

Bear in mind that no approach to sane parenting gives you absolute power over your child's behavior. Sometimes the best you can do is to exercise your self-control while your child appears beyond your control. But if you persist in your commitment to being in charge with love, and without anger or stress, you will gradually find your ability to lead your child improving as your child demonstrates better leadership of himself and herself.

It might help you to think about it this way: When you lose your loving peace and poise, you lose your power to produce the positive results you really want with your children. The more you practice parenting in a mode of loving peace and poise, the more that you find that it really works.

Three Ways To Save Fuel And energy With Magnets

The theory behind using a powerful magnetic field to improve fuel burn in combustion engines is nothing new. Magnetic fields were use to improve the combustion of fuel as early as 1940s. The US air force used magnets on their Mustang aircraft and produced greater range and performance from poor quality fuel. In 1952, Felix Bloch and Edward Mills Purcell were jointly awarded a Nobel Prize for their work on magnetic fields on solid, liquid and gas substances.

There are three ways magnets save energy and fuel.

Attach a magnet to the fuel lead pipe of your burner. The magnet conditions the fuel allowing greater combustion. This happens immediately. You produce more heat for the same amount of fuel and harmful emission is cut. I have Calorgas (Liquid Petroleum Gas) central heating. Since attaching a magnet, my direct debit has been cut by 110%. If your boiler is old and inefficient, instead of buying a new boiler, try a magnet first.

In addition the cleaner burn means that the boiler will need less servicing and lasts longer. If your boiler is already efficient, then the benefit will be less. You cannot create energy during a chemical reaction. Magnets, however, allow as close to 100% combustion. Instead of buying an expensive new boiler, attach a magnet.

Attach a magnet to the fuel feed of your car and your save fuel, energy and reduce emission. The magnet improves combustion. This produces better miles per gallon, more power and a smoother running engine.

In 1992, The Warren Springs Laboratories, the UK Government DTI's own vehicle testing department, were commissioned to carry out extensive trials on the benefits of magnetic fuel on motor vehicles and were very surprised by the results. Their 16-page in-depth report confirmed increased power, improved fuel economy and a reduction in harmful emissions.

If your car is old with poor emission levels, the magnet will slowly clean the engine. So initially the emission will be higher than expected but eventually the level will drop significantly. A friend of mine tows a caravan with his Peugeot 2L HDi Partner Quicksilver. Since attaching a magnet his mpg has jumped up a further 10 mpg. Normally you would expect about 10% improvement.

Magnets stop and reduce lime scale. Lime scale forms because the solubility of calcium carbonate decreases with increased temperature. As calcium carbonate separates out, lime scale is formed.

Lime scale affects heat transfer. A layer of calcium carbonate 25mm. thick can decrease heat transfer by 95% and a 0.5mm layer of silica causes a decrease of 90%. In addition if lime scale collects on the heating element in your hot water tank, the element will not last long. Lime scale causes problems in washing machines.

If a magnet is attached at an angle perpendicular to the flow of water, it stops the lime scale deposits and breaks down the deposited lime scale. No one knows exactly why this happens but the magnet keeps calcium and magnesium in solution and stops them separating out and producing lime scale. It also lowers surface tension and stabilises pH. The magnetised water will protect your washing machine but will not stop lime scales in your kettle. This is because the magnetic effect is neutralised when the kettle is boiled.

So there you have it. With fuel prices going upwards at regular intervals, attach a magnet to your boiler, your water system and your car and save energy, save fuel, save money, reduce emission and prolong the life of your boiler and car.

With global warming a major current issue, it is up to all of us to do our bit. In Germany, if your boiler emission level is too high, your pay a fine. One day it will come to Britain and USA. If you have emission problem, a magnet will quickly solve it. The right magnet will keep its magnetic properties for 100 years and you take it with you when you move home or change cars. It needs no maintenance. You just simply forget about it.

More Portable Devices Serve As Video Game Platforms

Over the past few years the mobile phone market has pretty much become saturated while the portable media device market has been flooded with a huge variety of nearly identical devices all trying to get the attention of consumers in an effort to get some kind of edge on the competition. This situation has prompted companies that are manufacturing and marketing both types of devices to come up with features that will differentiate them from competitors and or attract more customers.

One answer that both industries have arrived at almost simultaneously is video games. The idea of adding video games to portable devices only makes sense. After all, virtually all modern portable devices has directional arrows that can be used to navigate all of the various features that are included on these devices. In the case of portable media devices, you need to be able to scroll around among all of the different menus and selections of videos, songs, and digital photos. The same thing is largely true for mobile phones. Even on the most basic mobile phone, you'll be able to access caller ID data or your address book feature, and on higher end ones you'll be able to access digital photos, text messages, email, and even videos in many cases. Therefore in the case of both portable media devices and mobile phones, the interface is already there for controlling various kinds of video games.

The options of playing video games on portable media devices and smart phones are much better developed in some ways than the options for playing video games on normal cell phones. For example, the PocketDish which is made by satellite TV provider Dish Network, serves as a gaming platform for a variety of video games. These video games can be downloaded from Dish Network can include action adventure games, role playing games, and various forms of puzzles. Apple's video iPod has similar capabilities with the option of downloading Sudoku for a small fee. Sudoku is also available for smart phones like the Treos. One version of Sudoku played on a Palm Treo can even be tied into an online game of Sudoku, making it a social game.

While video games that are designed to be played on less technologically advanced mobile phones is less developed, it's worth noting that one Motorola's Razr phone can play one version of Sudoku. One company that's putting a lot of effort into developing compatibility between video games and its phones is Nokia. After a false start last year with model that was capable of playing video games, but too bulky to be attractive as a phone, Nokia is now marketing two handsets that are video game capable without having the bulk of a normal portable gaming platform. One model is the N95 and the other is the N73. Both of these models are capable of downloading games directly from Nokia and have directional arrows built into them. In fact, the directional arrows and other controls largely replace the traditional keypad that most mobile phones have always had.

While the idea of playing a video game on such a small screen may seem awkward in many ways, it's sure to attract the attention of a lot of people who will see it as a value adding service from various portable electronics manufacturers.

Recharging Motivation

Discouragement can block motivation because it's difficult to see a reason to put energy into a project or interest when you feel fairly hopeless. When it's gone, how do you get the drive back? When the juice just isn't there, how do you become regenerated to your purpose?

Sometimes there are interests you may try, but a lack of passion leaves your heart uninvolved. In that case, do you really need that particular activity? Maybe you had an interest in sewing your own clothes a couple of years ago and now you have all of these unfinished projects just laying around. If there really is no interest in sewing, you have to ask yourself what will not hold your interest and be more energizing and fulfilling for you. Maybe sewing just isn't your thing.

You really do not have to continue chastising yourself for unfinished things if it truly holds no joy at this point. Some of us grew up with the idea pounded into our heads that you always finish what you start. Does that even almost make sense? If you're so full at the dinner table that one more bite would be a disaster, then you simply don't finish. Sometimes there are situations that you are obligated to complete because of a prior commitment. This could be work related or family situation, or a promise to a friend. In those cases, it may be helpful to try to visualize what gave you the motivation when you started the project. Maybe it's career goals, family loyalty or a desire to help a friend. Let the memory of that renew your motivation. You will bring satisfaction to another person and be rewarded by the feeling you get when you keep a promise.

It's not always easy to imagine the future, but try to imagine what you hope the outcome will be once you have reached your goal. At one point there was a spark when you began that project. You have to look inside and find that spark again. Sometimes when a project seems particularly grueling, this will cause doubt and worry. It is possible to get past what seems to be the most difficult parts and look once more with a fresh perspective.

If you run into a problem at work that saps your motivation, try enlisting the aide of a supervisor or co-worker about that particular snag. Try your local home improvement store if you have a prickly home project. Of course, there is always my favorite, the Internet. There are more newsgroups and support forums than you can shake a stick at and they are great places to exchange ideas. You could receive feedback that will help you get past the sticky point in your project. These few simple things could be some of the tools you could use to recharge your motivation.

So, if selling is the most important skill whats the second most important? Team! The team is what gives life and energy to your ideas and what propels your company forward. Imagine how hard it would be to push a car up a hill if you didnt have a team. A team makes everything easier if, and only if, people know how to work together. Which, brings me to the third most important thing; Teach!

As part of a team, your responsibility is to teach everyone around you what you know that can help them do their job better. How do you know when and when not to teach? When youve done something and had success doing it, then its time to pass on that information. So often when people learn something thats worked for them they keep it to themselves because somehow they think it gives them an advantage within the company. Thats what you dont want. You dont want a bunch of individuals all competing with each other. Thats not a team, thats a contest!

Finally, the glue that holds Sell, Team and Teach together is; Accountability. When you become accountable for the success of others then you realize that your responsibility is to share the information youve learned that can help them. Then, and only then, can you be truly successful as a team. Becoming accountable for each other is truly the magic potion of successful businesses.

So, how can this work for a small business person that doesnt have a team? Exactly the same way! If youre in small business you still need a team in order to sell a lot of products and services. If you cant afford to hire a big team then all you need to do is offer to teach what you know that will help others. In the process, a team will form around you and the energy that you put into teaching will bring you greater success than you ever thought possible.

How to Buy a Home with Good Feng Shui

Buying a home is usually a stressful experience. So much rides on a new home because this is where you relax, have fun, sleep, eat; in short, its the place central to your life. Not only that, but homes usually cost a whole lot of money and represent our single largest investment. Most homebuyers can usually find the objective requirements of house hunting, such as location, size, and price. But, there are also intangible factors when searching for a new home, but most people dont know what to look for.

Helping you find the flaws
This is where feng shui comes in. Using feng shui, youll be able to spot the problems or the potential -- in a house that exist outside of the objective requirements of number of bedrooms, amount of storage, etc. These are features that you might not notice, and a realtor will seldom, if ever, point out to you. But, with this checklist, you can at least feel more confident about your decision to go with a particular property.

Look at the space with feng shui eyes
When you are looking at a house or any space for that matter and considering whether to buy it, it helps to look at it with feng shui eyes. You will want to do this once you have considered all the other objective aspects of the house, such as square footage, number of bedrooms and bathrooms, living areas, location, price, etc.

The next step is to run down a checklist of the subjective feng shui considerations that will help you make a feng shui assessment. Even if you arent house hunting, this list can give you some important information that might be very revealing about the house you are already in!

The list below provides some of the more serious feng shui problems.

Exterior
?Street:
Is house at the end of a cul-de-sac, dead end or T-junction?
?Topography. Is the lot sloped away at the back? Avoid yards that slope down toward the rear. Select home with a rise at the rear. Is house below street grade? This will make for a constant uphill struggle while you live here.
?Landscape. Is there a tree or pole directly in front of the front door? Dead trees or shrubs? Dead lawn?
?Garage. Is it ahead of the house or front door?
?Neighbors. Is this house smaller than houses on either side? Do neighbors houses have sharp angles pointing at this house or appear to overpower or dominate the house?
?Views & proximity. Can you see or is it close to church, temple or other house of worship? Can you see or is it close to funeral home, cemetery, hospital, police station, sewage treatment, abandoned building or run-down house?
?Water. Is water, lake, river, ocean at the back of house or too close to front?
?Lot. Regular or irregular-shaped? House sits too close to the front of lot? Does backyard fall away from the rear of the house?
?Paths. Driveway ends at house instead of garage? Walkways end straight at door?

Interior
?House style. Split, bi-level, or center hall colonial?
?Front. Front door lines up with back door? Does front door face stairway?
?Structure. Overhead or exposed beams? Ceilings too high or are they low and slanted? Skylights over sleeping areas or kitchen? Foundation cracks or problems? Serious plumbing or electrical problems?
?Entrance. Do you see toilet/bathroom door from the entrance? See the kitchen/stove from the front door? See the dining room from the front door? See the bedroom from front door?
?Toilets. Located in NW, SW, center, or corners of the house? Bedroom, dining area or kitchen located under or over toilet?
?Staircases. Spiral staircase? Staircase stops at front door? Split or scissor-style staircase?
?Hallways. Too long? Divide the house into two sections? Too dark?
?Bedrooms. Over garage? Over bathroom or laundry? Have empty space below, i.e., patio area? Is master bedroom too close to the front door?
?Fireplace. In the NW portion of the house? Is it in the Southeast (wealth) sector?
?Major locations. Problems with or missing sections in Northwest (man), Southwest (woman), North (career), or Southeast (wealth)? Bathroom, laundry, kitchen in center of house?
?Odor. Smells musty, smoky, putrid?

Enlist a professional
Still not perfectly confident? Well, a home is a major purchase and we must always consider that important point. Most people take a used car to their mechanic before buying it and its purchase isnt as important as a house. So, if youre still confused or just want to proceed with the sale in confidence, why not talk to a feng shui specialist about looking about the prospective house?

A professional feng shui consultant should be able to tell you what you can expect from this location, such as good financial or business opportunities. Or, maybe youll find out that buying this house means your health will suffer, youll discover an afflicted portion of the house, such as a toilet in the SW sector that can hurt your marriage. Give serious consideration to hiring a professional.

4 Powerful Ways To Fire Up Your Motivation

It's so difficult to go on when everything seems to fail, isn't
it? Are there times in your life when you really want to call
it "quits" because you just can't see any good results from all
the hard work you've done?

Hold your horses!

Never ever think of giving up. Winners never quit and quitters
never win. Take all negative words out of your mental dictionary
and focus on the solutions with utmost conviction and patience.
The battle is never lost until you've abandon your vision.

But what if you're really exhausted physically, mentally, and
most of all emotionally? Here are some sources of motivation
to prompt you in reaching the peak of accomplishment.

1) The Overwhelming Feeling of Attaining your Desired End

How would you feel after accomplishing your mission? Of course
you will feel ecstatic. You might be shedding tears of joy. Let
this tremendous feeling sink in and encourage you to persist
despite all odds.

When I was studying for the Board Exams, I used this technique
to motivate me. I would envision the sweetness of folks calling
me a CPA. It would command respect. People will look up to
me as a higher level of authority. And I would have better
chances of finding a good job. I absorbed all these great
perceptions into my inner being in order to achieve my ultimate
goal.

2) The Reward System

How would you feel if you've entered a contest, but there are no
prizes for the winners? It's not very encouraging, isn't it?

The same principles apply to your vision. Reward yourself after
accomplishing a goal. Set a particular incentive for every
objective.

Let's say if you've achieved a particular task, you'll treat
yourself to your favorite restaurant. When you've finished
a bigger task, you'll go on a vacation.

Got the idea?

Just set something gratifying to indulge in after completing
a certain undertaking.

3) The Powerful Force of Humanity

If you want to succeed, surround yourself with the right
kind of people who will support and encourage you all the
way.

Be with people who have the same beliefs and aspirations as
yours. Positive aura is generated by this fusion of
collective energy from people of "like minds."

On the contrary, being with people who oppose your ways of
thinking may trigger a negative, yet very powerful, kind of
motivation.

Has anyone ever said to you that "You'll never get anywhere"
or "You're wasting your time with what you're doing?"

Didn't it made you furious and determined enough to prove to
them how wrong they were? This is what I'm talking about.

When aggravated, you will do anything to make those who are
against you swallow their words. But of course, your main
focus should be on the acccomplishment of your goal and not
for the purpose of revenge. Never let your emotions toward
others alter your main objective.

4) Take Care Of Your Health

Exercise regularly. Fill your brains with enough oxygen to
allow you to do your daily tasks with more vigor and energy.

Take regular breaks if time allows. Having the will power
to continue despite all hardships is extremely important, but
you should still know your limits.

If you don't take enough rest, you will not be able to think
clearly and you will not be able to do your tasks properly.
In the process, you will just get more frustrated.

Take sufficient sleep and recharge yourself after a hard day's
work. Never, ever ignore your health. I've learned my lesson
when I sacrificed my health for the sake of success. I've
worked very long hours everyday and just got minimal sleep.
As a result, I became ill.

It's not worth it. Success won't matter if you don't have
good health to enjoy it.

The good news about conventional sales contests is that there is a big winner, and generally, that person is very, very happy.

What Makes Simon So Mean?

Simon Cowell of American Idol is a Libra. What makes him "the man we love to hate"? Aren't Libran's pleaser's and diplomats?

Ive seen some articles puzzling over this phenomenon -- a mean Libran -- when really it's no puzzle at all. i think what seems confusing is his Sun in Libra, the sign usually considered to be diplomatic. This just goes to show how little importance the Sun can have for overall chart management. It is what we aspire to, not necessarily what we are. It also points out some misunderstandings about Libra.

ABOUT LIBRA

Libra is best described as the iron fist in the velvet glove. Personally I think of Otto von Bismarck (Jupiter in Libra). Henry Kissinger was another Libran (Moon/Saturn conjunct in Llibra) with a biting and caustic tongue. 'Twas he who said the infighting in academia was most bitter because the stakes were so small. Ouch. Gandhi is another example of an iron-fisted Libran Sun with Scorpio Rising.

There has never been a lifetime warranty, but there is a 3-year warranty and a lifetime factory rebuild plan. The rebuild plan can be used anytime, but the customer is responsible for sending it to the company to have it rebuilt. This service will include a fee.

This company provides a business opportunity for those who don't mind selling door to door. They offer some incentives to help their distributors, which are mainly young men that are still going to college. They do not require any investment to become a distributor and there is free sales training. With your sales, you are able to earn cash, trips and even cars.

To be a sales rep in this business you have to be pretty tough and be able to take quite a bit of rejection. You will be spending at least an hour to 2 hours doing your presentation and may not make the sale. But if you don't, you usually are able to leave with some referrals for future contact.

Your sales commission will be based upon the profit margin between your cost and the price you are selling it for. A family member sold Kirby vacuums and ended up owing it because he was not able to sell them unless he sold them below his cost. Not a profitable business for him in the least.
